How do I contact College Rentals? Email really is the best way to reach us. Our email address is email@example.com. Our office, which is located at the old Tag’s Hotel on Route 4 just outside the village, is open Tuesday, Wednesday and Friday from 10:00 am - 1:00 pm. The office number is (802) 671-8129. How long is the lease? Since most our tenants are college students, ALL of our leases correspond with the campus’s school year and run from June 1st to May 25th. Depending on when you are checking our site, you may see that many of our units are already rented. However, if you are looking to rent for the following school year, we recommend you start looking in late fall of the previous year. It is around this time, that our current tenants begin let us know if they will be continuing their lease for the following year. The website is updated regularly to reflect new openings.
Are utilities included? At many of our properties, yes. Just check the listing and it will state what is included.
What if I have an emergency? We have a 24/7 on-call property manager. This applies to Water, Fire, or Smoke. You must contact us immediately!
What is included for exterior property services? All our properties INCLUDE lawn maintenance, snow plowing and trash removal. However, you are responsible for any additional snow shoveling that needs to be done.
Do you have information on local companies for fuel oil and propane? We provide you with a list of reputable companies in the area.
How about cable and internet? You are responsible for your own cable and internet; however, we can give you the contact information for our representative at Comcast for a discounted rate.
How often are properties renovated? All our properties include yearly maintenance and are updated inside and out.
How do I get a tour of places I'm interested in? Use the "contact us" link to fill out a request form. We will contact you and arrange a time for you to see the places that fit your needs and budget.
Do I need to leave a deposit? Yes, we require a security deposit, first month's rent and last month’s rent.
Do you take credit cards? YES. Credit Cards/Debit Cards are required for lease and as a tenant, you may pay your monthly rent via an Electronic Fund Transfer (EFT) from your bank as well as Credit Card (convenience fee included).
Are pets allowed? No. Not as a general rule, however sometimes we do make accessions on a case by case basis. Once a lease is signed we DO NOT allow pets in that tenancy.
Can we have an extra person in the house/apartment? Yes, depending on the property, we allow two people (a couple) to share a room for $150 in addition to the normal rental rate.
Can I terminate my Lease early? The only way we will consider any early termination of tenancy is if the tenant finds a replacement that is acceptable to Sparty Rentals. There is an Administrative Fee of $40 an hour.
Do I have to completely move out of my property if I’m moving into another Sparty Rental property? Yes, we need all apartments emptied and cleaned for future tenants and assessed for renovations/repairs prior to June 1.
